Don’t Be Afraid to Make “Lowball” Offers in a Buyers’ Market

I mean, we have a buyer’s market now. No question. I’m a little surprised that we don’t see more low ball offers and I mean, sometimes you talk to people looking to buy homes and maybe unfairly, but they’ll blame the realtor and say the realtor was uncomfortable going in at 50,000, 60,000, 70,000 under ask. Is there any truth to that criticism? Yes.

A hundred percent. I hear it all the time. I hear stories. I was at a guy’s house. I’m gonna list his house and he said last year he had, he saw a house in his neighbourhood and, and he’s got a limited search area too, which was quite frustrating for him.

But he said, I wanna put an offer in on this house, and I wanna put this much, and he watches me, right? And it wasn’t even a low ball. And the his agent said, it’s too low. You’re wasting your time. It’s gonna insult them, whatever. It’s just don’t bother. It’s, it’s too low. The house sold for less than the guy was gonna offer.

Oh boy.

He’s pissed. Obviously he’s not dealing with that agent anymore. And, and the agent was a good guy. Like it was a good agent. Like he wasn’t like a bad person, but it was just bad advice.
